Property and facility managers
Tenant complaints, plant you inherited, and an owner or a council who wants to know what the money bought. Commercial HVAC, mechanical rooms and amenity refrigeration across Metro Vancouver, with reporting you can pass straight up.
What you are usually dealing with
-
A tenant who is always too hot or too cold
Rarely a capacity problem. Usually zoning, airflow or controls that were never commissioned properly.
-
Plant you did not specify
Equipment installed before your time, with no history and no documentation. We start by telling you what is actually there.
-
Reactive spend you cannot forecast
Breakdowns arriving as surprises. Planned maintenance turns an unpredictable cost into a known one.
-
Reporting that does not satisfy a council
Owners and strata councils want to see what was inspected and what was found, not an invoice line.

Why managers call us
- Reporting you can hand on. Written records per visit, suitable for an owner or a council.
- Both disciplines. A building with mechanical plant and an amenity cooler usually needs two contractors. Here it does not.
- After-hours and weekends. Work scheduled when the building is empty.
- Straight answers on replacement. Including when the honest advice is that the plant has life left in it.
Budgeting a replacement?
The refrigerant on the nameplate usually decides repair against replace before cost even comes into it. The guide walks the same four questions we ask on site.
Free, and no email required to see the result.
Questions we get asked
Can you take on several buildings?
Yes. Tell us how many sites and what is installed at each, and we will be honest about what we can cover properly rather than overcommitting.
Do you provide condition reports?
Yes. Every visit produces a written record, and we will tell you plainly where plant is near the end of its life.
Can you work around tenants?
Yes — after-hours and weekend work is normal for commercial jobs and is usually the only practical option in an occupied building.
Are you insured for commercial work?
Yes. Licensed and insured, WorkSafeBC registered, with commercial general liability insurance. Certificates on request.
Send us the building and the plant.
What is installed, what it is doing, and who needs the report. We will take it from there.
